Terms & conditions

The following Terms and Conditions together with all information contained on this website form the basis of your contract with MEDITERRANEAN VILLA RENTALS INC. (hereafter referred to as “we”, “us” or “MVR”) for all property across all destinations. Please read them carefully. In these Terms and Conditions, “you” and “your” mean all customers.

1. TENANCY

Reservations are managed by MEDITERRANEAN VILLA RENTALS INC., on behalf of the owners or legal representative, according to the established price list indicated on this website.

2. HOW TO BOOK

Bookings can be made on our website directly by using the online booking form, by telephoning us or by sending us an e-mail.

3. PAYMENT METHOD

MVR accepts bank transfers as payment method. The payment will be successfully completed by entering  in the payment description the property name and the period of stay of your booking.

4. PAYMENT & RENTAL VOUCHER

In order to confirm your booking, a deposit of 30% of the total cost of the reservation is required at the time of booking. The balance must be paid not less than 45 days prior to arrival by bank transfer. If we do not receive all due payments in full and on time, we reserve the right to cancel the booking, hold the deposit and apply penalties according to the cancellation policy set out below. Full payment is required for bookings confirmed within 45 days prior to arrival. Upon receipt of the balance, the Customer will receive the voucher containing the driving directions. The voucher is personal and valid only for those people named on the booking form.

5. CANCELLATION POLICY

If you decide to cancel your booking, you must immediately advise us in writing. Your notice of cancellation will be effective only when it is received by us in writing by email or fax. The amount of cancellation charge is determined by the date on which you notify us of your cancellation.

The following penalties will be applied:

–> 30% of the total rental price – from the booking date to 45 days before arrival.

–> 50% of the total rental price – from 44 to 30 days before arrival.

–> 75% of the total rental price – from 29 to 15 days before arrival.

–> 100% of the total rental price –14 days before the arrival.

The rental price does not include cancellation insurance.

6. FORCE MAJEURE

No liability is accepted by MVR in case of force majeure events (natural disasters, earthquakes, fires, pandemic etc.) or any events beyond our own control.

7. CHECK IN & CHECK OUT

Check-in & check-out times: check-in is possible from 2 PM to 10 PM. A fee of Euro 25,00 will be charged for check-in after 10 PM. The arrival time must be communicated at least 7 days before arrival. Check-out is from 8 AM to 10 AM.  The latest check-in time is before midnight. In case of delay, the Customer is required to inform the owner by calling the phone number stated on the voucher. Upon arrival, the Guest must show the Owner or his/her representative the rental voucher as well as a passport or ID card to enable registration in accordance with legal requirements.

8. SECURITY DEPOSIT & EXTRA COSTS

As specified in the booking form, Guests are required to pay a refundable security deposit in cash and in Euro upon arrival. The owner or his/her representative has the right to refuse access to Guests, if they do not accept to make the payment. In this case Guests will not be entitled to any reimbursement or compensation. The deposit will be refunded in full at the end of the holiday after the owner has ensured that the villa and its facilities have not been damaged. In case of unannounced early departure, the Owner or MVR reserve the right to hold the deposit and refund it by bank transfer after inspecting the property.

9. BEHAVIOUR

Guests are responsible for keeping the property clean and in order for the entire period of their stay and have the duty to act with respect towards other guests and neighbors. Any undisciplined or bad conduct causing danger, upset or distress to any third party or property damages will not be accepted. In this situation MVR refuses any responsibility and is entitled to ask the Guests to leave the property. No reimbursement will be made. You must ensure that the property and household items are treated with care and that the property is in the same conditions as upon arrival. All damages or breakages must be reported to the owner or directly to MVR as soon as possible. We reserve the right to charge you for the relative amount deductible from the deposit.

10. NUMBER OF PEOPLE

The number of persons (adults and children) authorized to stay in the reserved property must not exceed the number of sleeping accommodation indicated in the property description, except in the case of infants (less than 2 years) for whom the Guest brings a travel cot or requires this service at the time of booking. If the number of persons exceeds the number mentioned on the rental voucher, the owner or key holder has the right to refuse the entry to the property.

11. PETS

Pets (if allowed) are subject to approval at the time of booking. The Guest is obliged to communicate their presence specifying the breed and size. In any case, the Guest is required to supervise their pets during their stay and take full responsibility for any damages caused by them to things and /or people. Unless otherwise noted in the description of the property, there is not any additional charge for pets.

12. FINAL CLEANING

Unless otherwise specified, the final cleaning is included in the rental price.

13. INCLUDED IN THE VILLA RENTAL PRICE

Water, gas and electricity, unless otherwise specified, are included in the rental price. If not included, they will be paid on site to the owner or his representative upon departure.

14. BED/BATHROOM LINEN

Bed and bathroom linen, towels, dishcloths are included in the rental price with weekly change, unless otherwise specified. If you book a villa with pool, pool towels are provided at extra cost.

15. EXTERNAL MAINTENANCE

MEDITERRANEAN VILLA RENTALS, INC. or his representative has free access to the property for essential maintenance purposes (garden, swimming pool, etc.)

16. COMPLAINTS

If there are any problems with the property during the rental period, you must inform us immediately. The Guest undertakes to give MVR or its representatives the necessary and appropriate time to check and resolve any problems. Most problems can be dealt with quickly. Any complaints received after the end of the rental period cannot be accepted. In this case, we will not be obliged to pay any compensation. If the property will not be available due to circumstances beyond our control, MVR will do its best to offer an alternative accomodation.

17. WEBSITE ACCURACY

The descriptions of the villas and the related information shown on our website are accurate and complete and have been prepared in good faith. MVR, however, declines any responsibility for any modifications made by the owner without its knowledge. Please note, the information and photographs on our website are intended to give a general overall impression of the standard of the property. Some aspects of the property may have changed by the booking time or by your arrival at the property, for example furniture items may have been removed or modified. We refuse any responsibility in such situations. 

18. LIABILITY

No liability can be accepted by us for any loss, theft, damage and injuries to persons or property caused by the Guest and by other tenants. The Guest is also responsible for any direct or indirect damages to himself and/or others and to the property. MVR is exempted from any responsibility for the use of swimming pool if available and always requires customers to assume responsibility in this regard, especially in the presence of children.

Responsible courts for any differences are the courts of Italy.
